In Florida, real estate agents must obtain a license before practicing. Licenses are required for both brokers and salespersons. To become an agent in the state of Florida, applicants must be at least 18 years old; however, they do not need to be U.S. citizens or permanent residents (Florida Department of Business & Professional Regulation).

The application process for Florida real estate agents is fairly simple. What are the Real Estate License requirements in Florida?

In order to get a Florida Real Estate License you must be at least 18 years old and have earned 60 semester hours from an accredited college or university, including 24 semester hour of instruction devoted to courses which cover fundamental subjects pertaining to the type of work involved. You must pass a drug test and criminal background check after paying the necessary fees before you can get your sales associate license.

To apply for your license you’ll need to fill out an application with the Department of Business and Professional Regulation, along with holding $100,000 surety bond as well as passing a state exam: one covering national codes such as the Fair Housing Act, Equal Credit Opportunity Act, and the US Patriot Act. The other will be a  final exam that is a state specific exam going over Florida-specific laws, such as those regarding contracts and agency disclosure requirements.

Once you have passed these exams it’s time to pay your application fee which is $102, then submit fingerprints for a criminal background check by BCI&I/LEER. Once your application is approved you can begin selling real estate as a sales associate!

What are the career possibilities once I have my Florida real estate exam license?

There are many different paths an agent may choose to take after receiving their Florida Real Estate License . For example, they could work for a Brokerage Company which would mean working under another broker in order to sell real estate. The Bureau of Labor Statistics reports that in 2014 agents made on average $42,300 annually. These numbers vary widely depending on which career path you take: for example, self-employed agents make much more than those employed by a brokerage company. What does this license allow me to do?

A Florida Real Estate License allows you to sell, lease, and rent real property throughout the state. In order to get started as an agent at this firm you’ll need to pass their real estate licensing exam and have your license within the state of Florida, among other requirements. Once you’ve been approved by them they will provide training on how to be successful in selling real estate while also looking for opportunities to assist you with your career.

For those who are currently working as real estate agents within the state of Florida, there is a grandfather clause which takes into consideration how long you’ve been in this career and what route you took to obtain your license. If it has been less than one year since receiving a commission from your first sale/lease then you will be required to complete an additional 12 hours of continuing education courses in order to keep your license valid.

Do I need a specific amount of money to obtain this license?
